Welcome back to the BEFORE YOU BUILD℠ podcast. I’m your host, Carrie Barker (aka, Caroline on Design), and today in episode 70, we’re talking about the MANY benefits of planning before building your house.
And then, at the end of this episode, I’ll tell you how I can help you as you plan to build your own dream home.
Benefits of Planning Before Building
So I want to start by telling you about a survey that I send out regularly … and, in particular, I want to share one of the responses that just baffled me.
Ok, so I have a comprehensive group coaching course called BEFORE YOU BUILD℠ that walks my clients step-by-step through how to prepare to build their dream home.
I also offer a FREE class that gives you an overview of the BEFORE YOU BUILD℠ program and then invites people to join us inside the program.
I send out a series of emails that continue to invite the person into BEFORE YOU BUILD℠, and if they don’t join, they receive a survey asking what would have made the program more appealing to them.
Most people, it’s just a matter of the timing not being right or they’re too far along in their build already.
And, of course, I get the (kinda annoying) responses that tell me I’m basically a horrible human being for charging money for my knowledge and time. Kudos to those people if they go to work and opt to NOT be paid (highly doubtful).
Recently, I got a response that just baffled me, and it made me realize that other people might think this too.
The survey is anonymous so I have no idea who said this nor do I have a way to respond to them personally.
This is what the person said for their reasoning for not joining the program.
‘I would join if it was less preparatory for your build. You don’t know what you don’t know until you are in the middle of it. I have not met many people that have started a build with a lot of pre planning. In hindsight, it makes sense but that’s not usually how you go into the process.’
Let me repeat one of those sentences …
‘I have not met many people that have started a build with a lot of pre planning.’
Here’s my response to that …
This a valid and true statement … most people do NOT pre-plan before building.
AND … this is the EXACT reason that nearly everyone you talk to you who has built a home goes WAY the freak over budget.
This is reason … people don’t plan.
They go into their build without a plan and without looking at the big picture of their future home, so they can continuously creep over budget.
Then they get to the end of their build, and they might be 10 / 20 / 50% over budget.
That’s significant, people.
And it’s far too common because people don’t know how important pre-planning is BEFORE they build their house.
It’s time to START PLANNING!
I’ve started a movement to get people to PLAN before they build because I know there are SO. MANY. BENEFITS. to doing this.

You guys … it’s an attitude of ‘well, I don’t know many people who pre-plan before they build.’
I would love for that person to go poll all their friends who have built and see what percentage of those people stuck to their budget AND what percentage of those people have zero design regrets.
I would love to hear that.
I bet the percentages will be around 0%.
Listen … I didn’t create a business around helping people prepare to build their dream home because I want to be annoying and create more work for people.
No, I do this because this is a movement that needs to happen.
Spending a little bit of time up front planning for your home build has immeasurable benefits in the long run.
Pre-planning is an investment of your time and money that will come back ten-fold by SAVING you money and REDUCING your stress.
Ok, so that was my little rant about WHY planning for your build is SO important.
Now, let’s talk about the BENEFITS that you’ll experience if you take the time to plan before building your home.
What are the Benefits of Planning Before Building?
Let’s start with the three BIGGEST BENEFITS of planning before building … and these all happen to be things that pretty much every single person who builds a house wants deep down.
You probably want these too.
Ok, these are the overarching, biggest benefits to planning:
- You build a house you absolutely LOVE (#noregrets)
- You build a house that is perfect for YOUR family (now and into the future)
- You build your house on budget (or very close to budget) w/o sacrificing your must-haves
And here’s what my clients inside BEFORE YOU BUILD℠ experience.
They invest time into planning in a strategic way that I lay out step-by-step for them, and they experience:
- Better relationships (less disagreements with their spouse during their build)
- Better communication (with their spouse and their home build team)
- Better financially (bc they didn’t blow their budget and can maintain their lifestyle)

And listen … I’m NOT saying you have to be client of mine to get these results. (although it certainly helps to follow the steps I lay out for you)
I’m just saying that you need to PLAN before you build to experience these benefits.
However that looks for you is fine.
I highly recommend my program … it’s the ONLY one of its kind that I know of.
However, my goal is just to get you to PLAN in whatever way you can.
