Hey there! Welcome to the ‘Before You Build’ podcast. I’m your host, Carrie Barker (aka, Caroline on Design), and today in episode 67, I’m sharing 3 BIG (actually, huge) mistakes that most people make when building a house.
These three mistakes lead directly to going over budget on your home build.
For many people, this can be significant budget overages.
But don’t worry, half the battle of staying on budget is knowing what mistakes to AVOID.
You’ll be armed with this knowledge and you’ll know exactly what to avoid.
All right, let’s get into it.
Big Mistake # 1 when Building a House
The number ONE mistake people make when building a house is minimal planning BEFORE they build their house.
People do this because (a) it’s their first build and they don’t know better, and/or (b) they’re just so excited and ready to get started so they quickly move ahead without doing the essential planning before they start building.
Here’s the problem with this approach … the less planning you do BEFORE you build, the more over budget you’ll go.
On the other hand … the more planning you do BEFORE you build, the less over budget you’ll go.
It’s that simple.
When one goes up, the other goes down.
So the first mistake is minimal planning BEFORE you break ground.
Big Mistake # 2 when Building a House
The second mistake people make when building their house is going into their home build without a crystal clear vision of their dream home.
Many people think they can just ‘wing it’ and make design decisions along the way, deciding how they want their dream home to look while they are in real-time building their house.
However, this is a BIG mistake for two reasons:
(1) You can’t bring your dream home to life if you don’t have a crystal clear vision of your dream home. Without a clear vision yourself, how in the world can you explain your vision to your builder? You can’t.
And
(2) Winging it and deciding on your design as you go is a surefire way to rack budget overages. Quickly!
Big Mistake # 3 when Building a House
The third biggest mistake people make when building that leads to significant budget overages is not creating a REALISTIC budget for your house.
This mistake is usually a result of the other two big mistakes.
Here’s what I mean … when you don’t strategically plan for your home build and you don’t clarify your crystal clear vision of your future home, you don’t have enough information to create a REALISTIC budget or get a REALISTIC quote for your house.
So your quote or budget doesn’t take into consideration your must-haves and upgrades that you want in your house.
It’s a haphazard budget or quote that isn’t very accurate.
So, while your quote or budget might look great on paper, you’ll go WAY over that quote or budget, and it won’t be pretty.
