If you’re wondering why custom homes go over budget, you’re asking the right question.
And honestly?
The fact that you’re asking means you’re already ahead of most people who start building.
I got an email recently from a woman who just happened upon my website.
She said …
“I wish I had known about proper planning BEFORE we started building. We just moved in, and we’re still fighting with the builder over things we believe should have been done better. We’re already $200,000 over budget.”
Ouch. 😳
But here’s the thing I want you to know right from the start …
This doesn’t have to be your story.
It’s 100% possible to build close to budget AND love your home!
I’m proof of that … we built on budget without sacrificing any of our must-haves and still love our home over 12 years later.
This is possible for you too.
And in this episode, I’m going to tell you exactly WHY most custom homes go over budget and—more importantly—HOW you can avoid it.

How Much Do Custom Homes Go Over Budget?
Here’s a not-so-fun fact that you NEED to know.
Nine out of ten custom home builds go over budget. 😳
Not a few.
Not sometimes.
Nine out of ten.
According to construction industry studies, most residential projects exceed their budgets by 10-20%.
So if you’re budgeting $500,000, you’re realistically looking at $550,000 to $600,000.
Or more.
YOU CAN BUILD WITHIN BUDGET!
But here’s what I want you to understand …
You don’t have to be in that nine out of ten. 🙌
You can be the 1/10 who stays on budget.
The people who PLAN intentionally BEFORE building stay close to budget and love their homes.
I’m in the 1/10 who stayed on budget, and I have many BEFORE YOU BUILD℠ clients who have built within, or very close to, budget as well.
As a matter of fact, I’m interviewing one of those couples in next week’s episode, so tune in for that!
Why Do Custom Homes Cost More Than Expected?
It usually starts with the builder quote or the estimate that you get.
If you’re like most people, you feel reassured once you get that quote because now you (quote) “know” what your house will cost.
But here’s the truth …
That initial quote is most likely NOT what your house will cost.
And it’s certainly NOT a reflection of a realistic budget for your home.
If you don’t let your builder know the upgrades you want ahead of time, your quote will likely be based on builder-grade everything.
Basic cabinets.
Standard fixtures.
Contractor options.
And I think you want something better than basic, right?
You want your home to actually feel like yours.
MAKING UPGRADES IN REAL TIME IS EXPENSIVE!
So, in real time …
You upgrade your kitchen cabinets.
You choose nicer light fixtures.
You pick better countertops.
And suddenly, you’re $30,000 over budget before construction even starts.
This is exactly why most builds go over budget.
It’s not because people are irresponsible or don’t care about money.
It’s because they’re making hundreds of complex decisions without a clear plan or roadmap.
Can You Build a Custom Home on Budget?
YES … ABSOLUTELY!
Let me tell you about Mare … one of my BEFORE YOU BUILD℠ clients.
Before Mare talked to any builder, she got crystal clear on what her family actually needed and wanted.
Not what looked pretty on Instagram.
Not what was currently trending.
She got clear on what would make her family’s daily life better for the next 10-20+ years.
She created a realistic budget that accounted for ALL the upgrades she actually wanted.
She knew the best places for HER family to splurge and save on their home.
She made every single design decision intentionally.
The result?
Mare sent me this message after moving in:
“Whoo hoo! We are done, closed, and yay for Carrie and BYB—we came in $6,500 UNDER budget. Seriously! It can be done!”
Not over.
Under. 💪
While getting everything she wanted.

How to Avoid Going Over Budget When Building a House
So what made the difference for Mare?
How was she able to be the 1/10 who avoided going over budget when building?!
It’s not because she compromised her vision or settled for less or had a really high budget.
It’s because she followed the BEFORE YOU BUILD BLUEPRINT℠ and knew exactly what she was doing before she started.
She planned her home with intention BEFORE breaking ground.
Here’s what that looked like …
She Got Crystal Clear on Her Vision
Mare worked through every detail—not just what looked good, but what her family needed for the next 20 years.
No guessing.
No deciding based on trends.
Just clarity about what would actually work for her family’s daily life.
She Chose the Right Builder
Her builder was actually impressed by how prepared she was.
The questions she asked and the clarity she brought to those first meetings set the tone for the entire build.
(My BEFORE YOU BUILD℠ clients hear this a lot from their builders—they’re often the most organized, informed homeowners their builders work with!)
She Created a Realistic Budget with a Strategic Spending Plan
Mare learned how to build a budget that worked backward from her priorities.
She knew exactly where she was willing to spend more and where she could save.
No surprises.
No panicked conversations about finding an extra $20,000 they didn’t have.
She Made Confident Design Decisions
Every choice was intentional.
Every decision was informed.
And here’s what really matters … Mare doesn’t have a single regret about her home.
Not one. 😊
The Real Value of Planning Before Building
Here’s the thing …
Even if you only avoid one major mistake from planning—one bad layout choice, one costly change order, one budget miscalculation—you’ve likely saved thousands of dollars.
But it’s not just about the money
It’s about not lying awake at 3 AM wondering if you made the right choice.
It’s about walking into your finished home and feeling pure joy instead of regret.
It’s about confidently making decisions instead of second-guessing yourself every single day of the build.
It’s about creating a home that works for how your family actually lives—not just how it looks in photos.
You Get to Choose Your Story
Chances are, building a custom home is probably the biggest financial investment you’ll ever make.
It’s also deeply personal—this is where your family will create memories, where you’ll live your daily life, where your kids might grow up.
You deserve to get this right. 🏡
And the good news?
Getting it right isn’t about having a massive budget or being an expert.
It’s about having the right framework before you start.
A year from now, you’ll be in one of two places
You’ll either be sending me an email like that woman at the beginning of this episode—stressed, significantly over budget, and wishing you had planned better.
Or you’ll be like Mare—sending me a celebratory message because you came in under budget and got everything you wanted.
You get to decide which story is yours.
