Welcome to the ‘Before You Build’ podcast. I’m your host, Carrie Barker (aka, Caroline on Design), and today, in episode 62, we are going to talk about a concept that I recently decided to incorporate into my ‘Before You Build’ group coaching program … your ‘Home Build Success Plan’.
To be fully transparent, I literally just thought of this yesterday, so I haven’t yet introduced this concept to my clients, but I will soon … and many of them will hear about it on this podcast.
Before creating YOUR Home Build Success Plan, you need to really think about what a successful home build looks (and feels) like for YOU.
More specifically, how you will feel while you’re building and how you’ll feel about your house at the end of your build when you move into your brand new home.
What Indicates a ‘Successful Home Build’?
I’m going to share what most people consider to be a successful home build.
You might relate to some of these things.
You might even relate to all of them.
You might even have other things that I haven’t added to this list.
The bottom line is to take from this list what resonates with you and leave the rest.
So let’s talk about what most people consider to be a successful home-build experience.
Okay, so let’s talk about what a realistic budget is before we go into your initial home-build quote.
As I said in the introduction, this is a concept I teach inside BYB. I walk my clients through creating their realistic budget.
We’re going to talk about what that is, and then we’re going to talk about the first step in that module where you get your initial home build quote.
I use the term realistic budget to define a budget that’s based on your clear and honest vision for your home, as well as the amount of money you can comfortably invest in your home.
A lot of people just figure out how much they can spend.
That’s great.
That’s a great start.
But you also have to be very clear and honest about your vision for your home because a realistic budget can be created only if you are upfront and honest about everything you envision in your home, and you communicate these details to your builder before they give you a quote.
When you hear family, friends, strangers, builders, whoever, saying that ‘most people go over budget’, it’s usually because those people waited until they were in the middle of building their home to really think about what they wanted.
So their budget was not even realistic because it might be based on finishes that are not what they want.
This is not how you want to go in your home build. You want to have a very clear vision before you build because that’s going to give you a better likelihood of sticking to your budget.
Successful Build: During Home Build
We’ll start with what indicates a successful (or positive) experience while you are building.
👉You actually have FUN!
👉You enjoy the process and feel confident as you make design decisions or budget decisions.
👉You get along with your spouse.
👉You communicate well with your spouse, as well as your builder and other members of your home build team.
👉 You feel knowledgeable.
👉The bottom line … you feel confident, organized, and in control throughout your home build.
Possibly some (or most) of these things sound really good to you.
Possibly there are other things that would indicate a successful experience for you
Successful Build: After Home Build
Now let’s talk about what success looks like for most people at the end of their home build.
👉It’s moving into a house that’s even better than you could have ever imagined.
👉You’re absolutely in LOVE with your house.
Yeah, there might be a couple of minor things here and there that you would change, but there is nothing major that you regret or wish you had done differently.
👉Your house is laid out perfectly for the way YOUR family lives now … and it can grow with your family through the life stages.
If you have young children, it can grow with you into the teenage years.
If you are almost an empty nester, it can grow with you as your adult children and your future grandchildren come to visit over the holidays.
👉And the ultimate indicator for most people of a successful home build is not going significantly over budget. 🙌
If you do go over budget, it’s just a little bit … maybe $5,000 or $10,000 or $15,000.
Believe me this is NOTHING when compared to what most people experience.
It’s not uncommon for people to get to the end of their home build and be significantly over their budget. We’re talking $50,000 or $100,000 or even $150,000+ over.
Ouch.
So going $10,000 over budget on a $500,000 house is certainly a success.
Ok, so these are the things I hear over and over (and over again) from the hundreds of clients I’ve served through my ‘Before You Build’ program.
These are things they consider successful while they are building and after they build when they move into their brand new home.
Let’s go over these one more time.
Home Build Success During Your Home Build:
- You feel confident as you make design decisions
- You feel confident as you make budget decisions
- You get along well with your spouse
- You communicate well with your spouse
- You communicate well with your builder and other members of your home build team
- You feel knowledgeable
- You feel confident, organized, and in control throughout your home build
- You enjoy the process … it’s actually even (sigh) FUN!
Home Build Success After Your Home Build:
- You absolutely LOVE everything about your house (and can’t believe it’s yours!)
- Your house is laid out perfectly for the way YOUR family lives (now + can grow with you)
- You build your house within (or VERY close to) budget 🙌
Maybe some (or all) of these things resonate with you.
Maybe there are other things that are important to you.
Possibly you have a child with special needs, and a successful home build for you means creating a home that is comfortable and functional for your child so they can live a happy, healthy life and feel comfortable in their own home.
Or maybe you’re at retirement age and want to age in place. You want to stay in your home as long as possible, so a successful build for you might include as many aging-in-place features as possible.
And of course, on top of these, you’ll most likely also want to love your house when it’s done and come in within (or VERY close to) budget :).
Obviously.
The good news … this is all possible for you.
I know because I’m sitting here in my house that I absolutely love (even 10+ years later) … a house that has worked for my family during the preschool years through our current stage (two teenage daughters) … and the best part, we went less than 1% over budget on our house.
So I can tell you from experience that when you go into your home build with a success plan, good things happen.
