Rising Construction Costs: Is Now the Right Time to Build?

If you’re planning on building a custom home, rising construction costs are likely scaring you a little bit … and I totally get that! 

You might be wondering …

Should we wait?

Will prices come down?

Will next year be a better time to build?

These are completely normal thoughts, and you’re not alone. 

But here’s what most people don’t fully think through … construction costs rarely drop in a meaningful, lasting way.

They may level off one year. 

They may increase more slowly one year. 

Certain material costs might fluctuate. 

But historically, the long-term trend in construction costs has been upward.

So instead of asking yourself, “Will it be cheaper to build if we wait?”, ask yourself, “Is now the right time for us to build, given our budget, our goals, and our level of preparation?”

Will Construction Costs Go Down in 2026?

I wish I could tell you, “Yes — just wait it out.”

That would make this so much easier.

But, like I just said, construction costs historically trend upward over time. 

They may slow down.

They may stabilize.

Certain materials may go down in price for a season.

But overall, the long-term direction moves upward.

Labor doesn’t typically get cheaper.

Materials don’t typically get cheaper.

Inflation doesn’t reverse.

So while we might not see dramatic spikes like we did during that supply chain chaos during Covid (that was terrible!), it’s also unlikely that building costs will suddenly drop dramatically.

That’s why waiting for a reset usually turns into just waiting and then realizing pricing didn’t go down at all … it simply kept climbing.

I don’t say this to scare you. I say it because I want you to understand the reality so you can make the right decision for your family.

Should I Wait to Build Because of Rising Construction Costs?

My answer is ‘it depends’.

It depends on how prepared you are and how comfortable you feel spending money right now.

Waiting for the ‘perfect’ market feels safe.

It feels responsible.

It feels like you’re protecting your family and your budget.

But here’s the truth … trying to time the market isn’t what protects you from overspending. 

Preparation is.

Building a strong foundation rooted in your vision for your home … that’s what protects you.

Rising construction costs contribute to a higher cost to build (obviously), but that’s not actually why most people blow their budget.

They blow their budget because of vague planning (they don’t have a clear vision), unrealistic allowances (because they don’t know what they want before building), and design decisions made mid-build (which is the surefire way to blow your budget).

When you build with clarity from the start, you’re far less vulnerable to the market — no matter what it’s doing.

What to Ask Your Builder About Rising Construction Costs

If you’re building in today’s market (and many people still are), it’s important to ask your builder the right questions to protect your budget.

So instead of asking, “Will it be cheaper to build if we wait?”

Ask questions that help you protect your budget if costs rise while you’re building.

There are plenty of important questions to ask when interviewing builders, but if rising costs are on your mind, here are the specific ones I’d focus on …

1. How do you handle price increases during construction?

Are prices locked in when we sign? Is there an escalation clause? Under what circumstances would we be responsible for additional costs?

This should not be vague. You want to understand exactly how risk is shared — and how it’s documented in your contract.

Clarity here prevents panic and confusion later, so make sure this is clearly stated in your construction contract.

2. How realistic are the allowances in my quote?

Many builder quotes include allowances for flooring, lighting, plumbing fixtures, cabinetry, and more. If those numbers are set low — and prices are rising — you’ll feel that gap later.

Be sure to ask:

  • How did you determine these allowance amounts?
  • Are they based on what your recent clients are actually spending?
  • If prices increase before we finalize selections, what happens?

3. Where have you seen the biggest cost increases recently?

A good builder will know this immediately. They should be able to say, “Windows have gone up,” or “Concrete pricing has been fluctuating.” 

This tells you two things: they’re paying attention, and they’re prepared — which means they can help you make smart adjustments before problems arise.

4. If prices keep rising, where are we most likely to get hit?

Every build has areas that are more sensitive to market changes. Maybe it’s lumber. Maybe it’s windows. Maybe it’s specialty finishes or custom materials.

When you ask this question, you’re not looking for a perfect prediction. You’re looking for awareness. Because when you know where pricing pressure might show up, you can make thoughtful decisions early — instead of reacting later.

So, Is Now a Good Time to Build a House?

It all depends on YOUR situation.

There’s rarely a perfect market.

There’s rarely perfect timing.

Honestly, deciding to build is kinda like deciding to have a baby.

If you wait for everything to feel completely stable, perfectly predictable, and financially flawless, you might wait forever.

At some point, you just decide to have a baby because you’re ready and you want one, not because all the conditions are perfect.

Building a custom home is similar.

There will always be rising construction costs and some level of uncertainty.

But that doesn’t mean you should sit on the sidelines and wait. 

If you want to build and:

  • You’ve planned intentionally
  • You’ve created a realistic budget
  • You’ve vetted your builder carefully
  • You understand your allowances
  • You know your non-negotiables

Then you’re not building recklessly (no matter the market).

You’re building strategically.

And that’s what creates confidence and building close to budget — even in a rising-cost environment.

Rising construction costs are real, but they do NOT have to derail your dream.

What protects you isn’t perfectly timing the market … it’s preparing and building a strong foundation BEFORE YOU BUILD℠.
